Replied in 41 seconds
Hi Marcus, thanks for reaching out. It's on my active listings and weekend showings are open. Are you pre-approved or paying cash, and what's your timeline?
Pre-approved up to 650k. Moving by March. Saturday morning works.
Perfect. Saturday 9:30, 10:30 or 11:30? Pick one and it goes straight on my calendar.

Median time for an agent's first reply to a web lead, according to an Inman survey.

The lead you paid for usually goes to whoever answered first.

Buyers fill out three or four inquiry forms on a Sunday night. The agent who replies while they're still looking gets the conversation. You can't be on your phone during every showing, closing and dinner. LeadToShowing can.

Questions agents ask

Booking and showings
What if the buyer wants a time I didn't offer?

It offers the next open slots from your calendar. If none fit, it tells the buyer you'll confirm a time personally and flags the lead for you.

Can it double-book me?

No. It only offers times your booking link shows as open, and that link checks your Google or Outlook calendar. You set buffers between showings for driving time.

What about showings that need the listing agent's approval?

It books the time with you, the buyer's agent. The confirmation tells the buyer the showing is requested and you'll confirm access. Coordinating with the listing agent stays with you.

Does it say a home is available when it isn't?

It only confirms availability for homes on the active-listings list you keep. For anything else, it says you'll confirm and asks its qualifying questions anyway.

What if the buyer cancels or reschedules?

Every confirmation includes a reschedule link. You get notified either way, and your calendar updates itself.

I'm on a team. Can leads go to whoever is free?

Yes, if your booking tool supports round-robin scheduling. Calendly and Cal.com both do.

Which time zone does it use?

Yours. The buyer sees times in their own local time on the booking page.

What it says, and what it never says
Will it answer questions about price, offers or contracts?

No. Negotiation, legal and contract questions always go to you, with the question quoted in your summary.

How does it handle Fair Housing?

It never describes neighborhoods by who lives there, never comments on schools or safety as a reason to buy, and never steers buyers toward or away from an area. It sticks to the property, the timeline and the financing.

What if the lead is a seller, a renter, another agent or spam?

It identifies the type, sends you a summary for real people, and ignores obvious spam.

Can I see everything it sends?

Yes. Every message is copied to you, and the replies are written in your voice during setup and approved by you before going live.

Setup, cost and data
What do I need to have already?

An email inbox where your leads arrive and a booking link. The free plan of Calendly works.

How long does setup take?

About 10 minutes of your time: a short form and one email-forwarding setting, with step-by-step instructions. Replies go live within 3 business days.

Does it answer at night and on weekends?

Yes, 24/7. You can set quiet hours if you prefer it to wait until morning.

What happens to my leads' data?

It is used only to reply, qualify and book. It is deleted when you cancel. Details are in our privacy policy.

What if it's not worth it?

Within 30 days, reply to any email and you get everything back, setup included. After that, cancel anytime and you won't be charged again.
